The property is located at the southeastern corner of the intersection of Ridgeview Drive and Watters Road. The properties to the north (across Ridgeview Drive), east, and west (across Watters Road) are zoned Planned Development No. 92 (PD-92) with a base zoning of Corridor Commercial (CC). The property to the south is zoned PD-92 with a base zoning of Single-Family Residential (R-5).
The property is zoned PD-92 with a base zoning of CC. A site plan for the proposed replat was approved in April 2021. Platting is the last step in the development process.
The Replat shows two lots at a total of 4.575± acres. There are three points of access into the development--two through Ridgeview Drive and a future access point through an internal Fire Lane, Access, and Utility Easement on the neighboring property to the east. The plat also shows various easements required for development of the property.
The Replat has been reviewed by the Technical Review Committee, is generally consistent with the Site Plan, and meets the requirements of the Allen Land Development Code.
