The property is located north of Stacy Road and west of U.S. Highway 75, commonly known as 820 W. Stacy Road, Suite 254. The properties to the north are zoned Planned Development PD No. 102 Corridor Commercial CC and Planned Development PD No. 78 Corridor Commercial. The properties to the east across U.S. Highway 75 are in the Town of Fairview. The properties to the south are zoned Planned Development PD No. 78 Corridor Commercial. The properties to the west across Chelsea Boulevard are zoned Planned Development PD No. 92 Shopping Center SC.
The property is currently zoned Planned Development PD No. 78 Corridor Commercial CC for Allen Premium Outlets. The applicant is proposing to tenant a 1,200± square foot suite in an existing building for a convenience store. The Allen Land Development Code requires a Specific Use Permit (SUP) for a Convenience Store use within the Commercial Corridor zoning district.
The applicant submitted a business summary in conjunction with the Specific Use Permit application. The submitted business summary indicates that the establishment will sell pre-packaged foods and beverages with the same operating hours as the Allen Premium Outlets.
The Specific Use Permit request has been reviewed by staff and meets the standards of the Allen Land Development Code.
On July 21, 2020, the Planning and Zoning Commission recommended approval of this request.
