The property is generally located west of Watters Road and both north and south of Ridgeview Drive. The properties to the north and west are zoned Planned Development PD No. 40 Corridor Commercial CC. The properties to the south are zoned Planned Development PD No. 72 Single-Family Residential R-4. The subject Preliminary Plat shows 18.688± acres of land subdivided into 95 townhome lots, 22 single-family residential lots, and 21 Open Space/HOA Lots. The northern tract and southern tract each have two access points on Ridgeview.

The Preliminary Plat has been reviewed by the Technical Review Committee, is generally consistent with the Concept Plan, and meets the requirements of the Allen Land Development Code.
