The subject property is located directly north of Bethany Drive and approximately 467± feet west of Century Parkway, with said property being addressed as 500 W. Bethany Drive. The properties to the north are zoned Light Industrial LI. The property to the east is zoned Planned Development PD No. 15 Light Industrial LI. The property to the south (across Bethany Drive) is zoned Light Industrial LI. The properties to the west are zoned Planned Development PD No. 68 Corridor Commercial CC.
The subject property is currently zoned Light Industrial LI. The Allen Land Development Code allows one wall sign per façade for the industrial zoning district.
The applicant is requesting to establish a Planned Development District and adopt sign elevations to allow for two wall signs on the southeast elevation of the building.
The property has an existing wall sign on the southeast elevation of the building. The applicant is now proposing an additional wall sign for a tenant on the same building elevation as the existing sign.
The Allen Land Development Code would allow a wall sign with a total copy area of 215.05 square feet on this building facade. The existing and proposed wall signs combined is a total of 103.21 square feet of copy area.
The proposed development regulations will regulate the design, locations and maximum dimensions of both signs.
Staff has reviewed the Planned Development request.
Staff recommends approval.
