The property is generally located south of Stacy Road and west of U.S. Highway 75. The properties to the north, east, south, and west are zoned Planned Development PD No. 45 Shopping Center SC.
The subject property is zoned Planned Development PD No. 45 Townhome TH. A Planned Development amendment was adopted by City Council in June 2019 for a townhome development. A Revised Preliminary Plat was approved in August 2019. Platting is the next step in the process.
The subject Residential Replat shows 9.114± acres of land subdivided into 90 residential lots and 16 Open Space/HOA lots. There are four points of access into the development--three on a private Fire Lane, Access, and Utility Easement and one on Sweetwater Lane, which continues into the subject property.
The Residential Replat has been reviewed by the Technical Review Committee, is generally consistent with the Concept Plan, and meets the requirements of the Allen Land Development Code.
