| | | | | | | | SUBJECT: | Conduct a Public Hearing and Consider the Proposed Amendments to the Allen Land Development Code relating to Section 4.20.2, "Schedule of Principal Uses" removing Firearms Sales & Service use; Section 6.05, "Site Plan Approval" amending approval procedures, requirements and standards; Section 6.06.1, "Firearms and Explosives Sales and Service" by clarifying use interpretation and removing spacing requirements for said use; Section 6.06.11, "Solar Panels" by amending current requirements to be consistent with current adopted building codes; Section 7.04.1, "Vehicle Parking" by amending regulations and associated calculations relating to parking dimension requirements; Section 7.07, "Fences and Walls" by adding clarifying language regarding separation of uses; Section 8.05, "Subdivision Standards" by amending approval procedures, requirements and standards; Appendix A, "Definitions" by amending the definition of "Certificate of Compliance"; and Amending Section 2.02 "Board of Adjustment" by amending duties and procedures of the Board of Adjustment. |

The Allen Land Development Code (ALDC) is periodically amended to improve the effectiveness and efficiency of the Code, to address changing development trends and new technologies, and to make changes necessary for compliance with state and federal laws. Proposed amendments include the following:
- Sec. 2.02. - Board of Adjustment. (Amending the duties and procedures of the Board of Adjustment)
- Sec. 4.20.2. - Schedule of Principal Uses. (Reclassify Firearms Sales & Service use as a Retail use)
- Sec. 6.05. - Site Plan Approval. (Amending approval procedures, requirements, and standards)
- Sec. 6.06.1. - Special Zoning Provisions - Firearms and Explosives Sales and Service. (Clarifying use interpretation and removing spacing requirements for said use)
- Sec. 6.06.11. - Special Zoning Provisions - Solar Panels. (Minor revision / clean up)
- Sec. 7.04.1. - Vehicle Parking. (Amending regulations and associated calculations relating to parking dimension requirements)
- Sec. 7.07 - Fence and Walls. (Minor revisions)
- Sec. 8.05. - Subdivision Standards. (Amending approval procedures, requirements, and standards)
- Appendix A - Definitions. (Minor revisions)
Attached is a draft ordinance of the proposed amendments.
The proposed amendments have gone through a review process with participation from City Attorney.
