The property is located at the southeastern corner of the intersection of Rivercrest Boulevard and Greenville Avenue. The subject property is 11.651± acres. The Concept Plan shows a single lot with several buildings and a total of 107,440± square feet of building area. The existing buildings are labeled on the Concept Plan as "Ex. Phase 1". There are five additional buildings proposed on the property, including a 23,548± square foot Worship Center with 1,350 seats, a 16,640± square foot Commons, a 7,750± square foot education building, an 8,489± square foot building, and a 23,820± square foot building.
There are a total of five access points into the development--one on Greenville Avenue, two on Rivercrest Boulevard, and two on Pebblebrook Drive. The Concept Plan shows a deceleration lane into the entrance on Greenville Avenue.
The Building Elevations show the proposed buildings with stucco and concrete as primary building materials. The buildings range in height, from 15 feet to 39 feet tall.
The development regulations establish a base zoning district, general height and area regulations, and the timing of traffic improvements. The maximum height of a building constructed on the property is 35 feet. The height of a building may exceed 35 feet, to a maximum of 45 feet, provided an additional foot is added to each minimum setback for every additional foot in height. Finally, steeples, domes, and spires may exceed 45 feet in height provided there is an additional foot added to each minimum setback for every additional foot in height.
