BACKGROUND

The property is generally located north of Chaparral Road and west of Jupiter Road. The properties to the north are zoned Single-Family Residential R-5. The property to the east, across Jupiter Road, is zoned Local Retail LR. The properties to the south, across Chaparral Road, are in the City of Plano. To the west, the property is zoned Planned Development PD No. 7 Townhome Residential TH.

A new Planned Development was adopted and approved by City Council in May 2019 for a townhome development. Preliminary platting is the next step in the development process. The subject Preliminary Plat shows 4.88± acres of land subdivided into 40 residential lots and 10 Open Space/HOA Lots.

There are four access points into the development -- one on Jupiter Road, one on Chaparral, and two through an adjacent alley.

The Preliminary Plat has been reviewed by the Technical Review Committee, is generally consistent with the Concept Plan, and meets the requirements of the Allen Land Development Code.

Staff recommends approval.
