On May 7, 2019, the Planning and Zoning Commission voted 7 in favor (Commissioners Trahan, Platt, Orr, Autrey, Metevier, Ogrizovich, and Shaikh) and 0 opposed to recommend approval of the request.

ACTION PROPOSED:

Conduct a Public Hearing and Adopt an Ordinance Granting a Specific Use Permit for a Medical or Dental Office Use for an Approximately 3,600± Square Foot Portion of a Building Generally Located North of Prestige Circle and Directly West of Jupiter Road (And Commonly Known as 600 S. Jupiter Road). [DFW ABA Center]




BACKGROUND

The property is generally located approximately 650 feet north of Prestige Circle and on the west side of Jupiter Road. The properties to the north are zoned Single-Family Residential R-2 and Community Facilities CF. The properties to the east, across Jupiter Road, are zoned Planned Development PD No. 116 Single-Family Residential R-7. The property to the south and west is zoned Community Facilities CF.

 

The applicant is proposing to tenant a 3,600± square foot portion of an existing building for a medical office for DFW ABA Center. Staff categorizes this type of use as a Medical or Dental Office use.

 

The property is zoned Community Facilities CF. The Allen Land Development Code requires a Specific Use Permit (SUP) for a Medical or Dental Office use within the CF zoning district.

 

The applicant submitted a business summary in conjunction with the SUP application. The business will be open to patients on Monday through Friday, from 8:00 a.m. to 6:30 p.m. There will be ten staff members employed at the center.

 

There are two existing access points into the development--one on Jupiter Road and one restricted emergency access point through an internal fire lane.

 

Parking onsite complies with the Allen Land Development Code standards.

 

The Specific Use Permit request has been reviewed and meets the standards of the Allen Land Development Code.

 

On May 7, 2019, the Planning and Zoning Commission recommended approval of the request.
