The property is generally located at the southwest corner of the intersection of Butler Drive and Century Parkway. The properties to the north are zoned Shopping Center SC. The property to the east, across Century Parkway, is zoned Light Industrial LI. The properties to the south are zoned Light Industrial LI and Planned Development PD No. 117 Light Industrial LI. The properties to the west, across U.S. Highway 75, are zoned Planned Development PD No. 55 Commercial/Office CO.
The subject property is currently zoned Planned Development PD No. 117 Light Industrial LI. A Planned Development amendment for the property was approved in August 2014. A Site Plan for the property was approved in March 2019. The Replat is the last step in the development process.
The Replat shows two lots with a total of approximately 10.972± acres. The proposed Replat would subdivide a single lot into two lots to allow the development of Lot 3. There are a total of four access points into the property--two on Butler Drive and two through Fire Lane, Access, and Utility Easements. The plat also shows various easements required for development of the property.
The Replat has been reviewed by the Technical Review Committee and meets the standards of the Allen Land Development Code.
