The property is generally located directly south of Prestige Circle and approximately 665± feet west of S. Greenville Avenue. The properties to the west and north, across Prestige Circle, are zoned Planned Development PD No. 3 Light Industrial LI. The property to the east is zoned Planned Development PD No. 3 Light Industrial LI. The property to the south is zoned Light Industrial LI.
The subject property is currently zoned Planned Development PD No. 3 Light Industrial LI. A Planned Development amendment for the property was approved in October 1981. A Site Plan for the property was approved in March 2019. The Replat is the last step in the development process.
The Replat shows two lots with a total of approximately 2.995± acres. There are a total of four access points into the property--two on Prestige Circle and two through Fire Lane, Access, and Utility Easements. The plat also shows various easements required for development of the property.
The Replat has been reviewed by the Technical Review Committee and meets the standards of the Allen Land Development Code.
Staff recommends approval.
