BACKGROUND

The property is generally located directly north of the intersection of Bethany Drive and Watters Road. The properties to the north and east are zoned Planned Development PD No. 55 Commercial/Office C/O. The property to the south (across Bethany Drive) is zoned Planned Development PD No. 99 Mixed Use MIX. The properties to the west (across Watters Road) are zoned Planned Development PD No. 55 Garden Office GO.

The subject property is currently zoned Planned Development PD No. 55 Office O. A Planned Development Amendment for the property was approved in February 2019. A Site Plan for the property is currently under review. The Replat is the last step in the development process.

The Replat shows two lots with a total of approximately 6.593± acres. There are a total of three access points into the property-- two on Watters Road and one through an existing Fire Lane, Access, and Utility Easement. The plat also shows various easements required for development of the property.

The Replat has been reviewed by the Technical Review Committee and meets the standards of the Allen Land Development Code.


STAFF RECOMMENDATION

Staff recommends approval.
