BACKGROUND

The property is generally located approximately 530± feet south of Stacy Road and directly east of Greenville Avenue. The properties to the west (across Greenville Avenue) and north are zoned Shopping Center SC. The properties to the south (across MJ Brown Street) and east are zoned Planned Development PD No. 126 Townhome Residential TH.

 

The subject property is zoned Shopping Center SC. A Preliminary Plat was approved in March 2017. A Site Plan for the subject property was approved in February 2019. The Final Plat is the last step in the development process.

 

The Final Plat shows one lot at 0.988± acres of land. There are four points of access into the property-- two on MJ Brown Street and two through internal access drives. The plat also shows the various easements required for development of the property.

 

The Final Plat has been reviewed by the Technical Review Committee, is generally consistent with the Preliminary Plat, and meets the requirements of the Allen Land Development Code.


STAFF RECOMMENDATION
