On March 19, 2019, the Planning and Zoning Commission voted 7 IN FAVOR (Commissioners Trahan, Platt Jr., Orr, Autrey, Metevier, Ogrizovich, and Shaikh) and 0 OPPOSED to recommend approval of the request. 

ACTION PROPOSED:

Conduct a Public Hearing and Adopt an Ordinance for a Specific Use Permit for a Fitness and Health Center Use for the Approximately 5,970± Square Foot Portion of a Building Generally Located South of Bethany Drive and East of Greenville Avenue (and Commonly Known as 801 S. Greenville Avenue, Suite 108). [The Jym]




BACKGROUND

The property is generally located at the southeastern corner of the intersection of Bethany Drive and Greenville Avenue (and commonly known as 801 S. Greenville Ave, Suite 108). The property to the north, across Bethany Drive, is zoned Shopping Center. The property to the east is zoned Multi-Family. The property to the south is zoned Planned Development No. 4 Shopping Center. The property to the west, across Greenville Avenue, is zoned Planned Development No. 131 Shopping Center.

 

The applicant is proposing to tenant a 5,970± square foot portion of an existing building for a personal training facility for The Jym. Staff categorizes this type of use as a Fitness and Health Center use.

 

The property is zoned Planned Development No. 4 Shopping Center. The Allen Land Development Code requires a Specific Use Permit (SUP) for a Fitness and Health Center use within the Shopping Center zoning district.

 

The applicant submitted a business summary in conjunction with the SUP application. The following is a general summary of the proposed business operations:

 

  • Business hours:
    • 24 hour access for members
    • Staff onsite: 5:00 A.M. - 12:00 P.M. and 4:00 P.M. - 8:00 P.M.
  • Classes:
    • 15-20 individuals per class
    • Monday-Thursday: 4 classes a day
    • Friday and Saturday: 2 classes a day

 

There are two existing access points into the development--one on Bethany Drive and one on Greenville Avenue.

 

There is adequate existing onsite parking to comply with the Allen Land Development Code standards.

 

On March 19, 2019, the Planning and Zoning Commission recommended approval of the request.
