The property is generally located 531± feet south of Exchange Parkway and directly east of Raintree Circle. The properties to the north, east, and south are zoned Planned Development PD No. 54 Corridor Commercial CC. The properties to the west (across Raintree Circle) are zoned Planned Development PD No. 54 Industrial Technology IT and Planned Development PD No. 108 Office O.
The property is currently zoned Planned Development PD No. 54 Corridor Commercial CC. A replat was approved in September 2018 to allow the expansion of the hospital to the north. The subject Planned Development Amendment would allow a facility that combines Medical or Dental Office, Fitness and Health Center, and Playfield uses.
The subject property is 4.573± acres. The attached Concept Plan shows a 31,650± square foot facility. Approximately 16,880± square feet of the building would be allocated for Medical or Dental Office uses, and the remaining 14,770± square feet would be allocated for Fitness and Health Center uses. A shared parking analysis concluded that the total number of required parking spaces provided is in excess of what would be required to adequately service the facility. The reduction in the total number of spaces is due to an overlap of peak demand for the different customers/employees associated with different tenants in the building.
The building's tenants would use a Playfield, located south of the building, as part of their programming. Additionally, youth team practices will use the field during the evening on weekdays and during select times on the weekend. Net fencing is proposed along the eastern and southern sides of the field.
There are a total of three access points into the development--all three through a Fire Lane, Access, and Utility easement.
The attached building elevations show the two-story building with brick, stucco, and concrete as primary exterior building materials. The height of the proposed building is 26 feet. The elevations also show steel shade structures along the eastern side of the field and attached to the building.
