The property is generally located directly north of E. Exchange Parkway and approximately 506± feet west of its intersection with N. Greenville Avenue. The properties to the north and east are zoned Planned Development PD No. 58 Shopping Center SC. The property to the south (across Exchange Parkway) is zoned Planned Development PD No. 58 Community Facilities CF. To the east (across Greenville Avenue), the property is zoned Planned Development PD No. 58 Multi-Family Residential MF.
A Planned Development Amendment for the property was approved in January 2014 and a Final Plat was approved in January 2017. A Site Plan for the property is currently under review. The Replat is the last step in the development process.
The Replat shows one lot that has an area of approximately 0.996± acres. There are a total of three access points into the property--one on Exchange Parkway and two through Fire Lane, Access, and Utility Easements. The plat also shows various easements required for development of the property.
The Replat has been reviewed by the Technical Review Committee and meets the standards of the Allen Land Development Code.
