BACKGROUND

The property is generally located north of Bethany Drive and east of U.S. Highway 75 (and commonly known as 604 W. Bethany Drive, Suite 102). The properties to the north and west are zoned Planned Development PD No. 68 Corridor Commercial CC. The properties to the east and south (across Bethany Drive) are zoned Light Industrial LI.

 

The property is currently zoned Planned Development PD No. 68 Corridor Commercial CC. The applicant (Bethany Tavern) currently tenants a 6,165± square foot suite in an existing building and has a Certificate of Occupancy for a Restaurant/Private Club use.

 

The current Specific Use Permit for the property was issued in September 2000 for a Restaurant with Private Club use. The ordinance included a floor plan for the suite. At the applicant's request, the new Specific Use Permit would remove the requirement of a floor plan. While including the floor plan in the ordinance was required when Specific Use Permit No. 82 was adopted, this is no longer a requirement.

 

The applicant is not proposing to change the current hours of operation.

 

There are no proposed changes to the exterior of the building.

 

The Specific Use Permit request has been reviewed and meets the standards of the Allen Land Development Code.


STAFF RECOMMENDATION

Staff recommends approval.


MOTION

I make a motion to recommend approval of the request to repeal Specific Use Permit SUP No. 82 for a Restaurant/Private Club use and to adopt a Specific Use Permit SUP for a Private Club use; generally located north of Bethany Drive and east of U.S. Highway 75, for Bethany Tavern.
