BOARD / COMMISSION ACTION:

On November 20, 2018, the Planning and Zoning Commission voted 5 in favor (Commissioners Trahan, Orr, Autrey, Metevier, and Ogrizovich) and 0 opposed to recommend approval of the request.

ACTION PROPOSED:

Conduct a Public Hearing and Adopt an Ordinance to Amend the Development Regulations of Planned Development No. 108, District H, and Adopt a Concept Plan and Building Elevations for Approximately 0.781± Acres of Land Generally Located at the Southeast Corner of the Intersection of Baumgartner Way and Webster Drive.




BACKGROUND

The property is generally located at the southeast corner of the intersection of Baumgartner Way and Webster Drive. The properties to the north (across Baumgartner Way), west, south, and east (across Webster Drive) are zoned Planned Development PD No. 108 Mixed-Use.

 

The property is currently zoned Planned Development PD No. 108 Mixed-Use. The original PD No. 108 was adopted in October, 2011, and included several districts. The subject property falls within District H. A Concept Plan with Details, and an Overall Landscape Plan for District H were subsequently adopted in July 2012. In this portion of the District, the Concept Plan showed a medical office use.

 

The applicant is requesting to amend the development regulations with a new concept Plan to allow for a restaurant with drive through of approximately 2,186± square feet.  There are a total of three access points into the development; one on Baumgartner Way, one on Webster Drive, and one through a Fire Lane, Access, and Utility easement.

 

The attached building elevations show ceramic tile, stone, and brick as the primary exterior building materials. Both buildings have a maximum height of approximately 22 feet.

 

The existing Planned Development allows a "Restaurant (Drive-In or Through)" by Specific Use Permit. The attached development regulations include adding "Restaurant (Drive-in or through)" as a use permitted by right.

 

The request has been reviewed by the Technical Review Committee.  On November 20, 2018, the Planning and Zoning Commission recommended approval of the request.
