BOARD / COMMISSION ACTION:

On November 6, 2018, the Planning and Zoning Commission voted 5 in favor (Commissioners Trahan, Platt Jr., Orr, Metevier, and Ogrizovich) and 1 opposed (Commissioner Autrey) to recommend approval of the request.

ACTION PROPOSED:

Conduct a Public Hearing and Adopt an Ordinance to Amend the Development Regulations of a Portion of Planned Development No. 53 Shopping Center and Adopt a Concept Plan and Building Elevations for the Property Generally Located West of Alma Drive and North of Exchange Parkway. [Acadian Office Park]




BACKGROUND

The property is located west of Alma Drive and north of Exchange Parkway. The properties to the north and east are zoned Planned Development No. 53 Shopping Center. The properties to the south, across Exchange Parkway, are zoned Planned Development No. 54 Single-Family. The properties to the west are zoned Planned Development No. 53 Townhome.

 

The property is currently zoned Planned Development No. 53 Shopping Center. The original Planned Development for this property was approved in May 1993 and contained a specific list of uses for the subject tract, including retail and restaurant uses. The applicant is requesting to amend the development regulations for a portion of Tract 5 of PD No. 53 and adopt a Concept Plan and Building Elevations for office and medical office uses.

 

The subject property is 1.62± acres. The Concept Plan shows two commercial buildings, each approximately 7,400 square feet in size. The applicant is requesting to add two permitted uses (in addition to the permitted uses within Tract 5) - "office" and "medical or dental office."

 

There are a total of two access points into the development--one on Exchange Parkway and one through an internal access easement.

 

The building elevations show stucco and cultured stone as the primary exterior building materials. Both buildings have a maximum height of 25 feet, as illustrated on the attached elevations.

 

The development regulations include additional permitted uses.

 

The Planned Development request has been reviewed.

 

On November 6, 2018, the Planning and Zoning Commission recommended approval of the request.
