The Allen Land Development Code, Section 8.03.4, Paragraph 5, states that a Final Plat or Replat shall expire if not filed of record within 90 days of approval. However, the Planning & Zoning Commission, at its discretion, may grant an extension of time not to exceed 60 days.
The Final Plat for Montgomery Ridge Phase III was approved on August 21, 2018. The Final Plat is set to expire on November 19, 2018. The applicant has submitted a request for a 60-day extension of approval to allow more time to obtain owner signatures and finalize the Plat for recording purposes. With the requested extension, the Final Plat will expire on January 5, 2019.
Staff recommends approval.
