BACKGROUND

The property is generally located at the northwest corner of the intersection of Watters Road and Exchange Parkway. The properties to the north and west are zoned Planned Development PD No. 108 Single-Family Residential R-6. The property to the east (across Watters Road) is zoned Planned Development PD No. 108 Mixed Use MIX. The properties to the south (across Exchange Parkway) are zoned Planned Development PD No. 108 Single Family SF.

The property is zoned Planned Development PD No. 108 Office O. A Planned Development amendment was approved by City Council in April 2018, and a Preliminary Plat was approved in June 2018. A Site Plan for the property was approved in August 2018. The Final Plat is the last step in the development process.

The Preliminary Plat showed two phases of development. The subject Final Plat is for a portion of Phase 1 and shows 4.42± acres of land subdivided into two commercial lots. There are three points of access into this portion of the development - one on Watters Road, one on Exchange Parkway, and one through right-of-way of the adjacent property to the west. The plat also shows the various easements and right-of-way dedication required for development of the property.

The Final Plat has been reviewed by the Technical Review Committee, is generally consistent with the PD Concept Plan and the Preliminary Plat, and meets the requirements of the Allen Land Development Code.


STAFF RECOMMENDATION

Staff recommends approval.

I make a motion to approve the Final Plat for Lots 1 and 2, Block A, Legends at Twin Creeks Business Addition, being 4.42± acres; generally located at the northwest corner of the intersection of Watters Road and Exchange Parkway.
