The property is generally located north of Allen Commerce Parkway and west of U.S. Highway 75. The property to the north is zoned Community Facilities CF. To the west, the property is zoned Planned Development PD No. 124 Corridor Commercial CC. The properties to the south (across Allen Commerce Parkway) are zoned Planned Development PD No. 78 Corridor Commercial CC. The property to the east is zoned Corridor Commercial CC.
A Planned Development Amendment for the subject property was approved in July 2018. A Site Plan is currently under review. The Replat is the last step in the development process.
The Replat shows one lot at approximately 12.61± acres. There are a total of two access points into the property; both on Allen Commerce Parkway. The plat also shows various easements required for development of the property.
The Replat has been reviewed and meets the standards of the Allen Land Development Code.
