The properties to the south (across Montgomery Boulevard) are zoned Planned Development PD No. 74 Single-Family Residential R-7 and Planned Development PD No. 121 Mixed-Use MIX. To the east, the property is zoned Planned Development PD No. 121 Mixed-Use MIX.
The property is zoned Planned Development PD No. 121 Mixed Use MIX. A Planned Development was approved by City Council in August 2015, and an overall Preliminary Plat was approved in March 2016. The Final Plat is the last step in the development process.
The Preliminary Plat showed all of Phase II of the Montgomery Ridge development (approximately 91± acres). A Revised Preliminary Plat for the subject property was approved in December 2017. The subject Final Plat shows 4.095± acres of land subdivided into 30 residential lots (townhomes) and six Open Space/HOA lots.
