Consider a request for a Final Plat for Montgomery Ridge Phase III, being 4.095± acres located in the Thomas G. Kennedy Survey, Abstract No. 500; generally located south of Bethany Drive and east of Montgomery Boulevard. (PL-060818-0046) [Montgomery Ridge Phase III]

BACKGROUND

The property is generally located south of Bethany Drive and east of Montgomery Boulevard. The property to the north is zoned Planned Development PD No. 76 Single-Family Residential R-7. The property to the west (across Montgomery Boulevard) is zoned Planned Development PD No. 74 Single-Family Residential R-7. The properties to the south (across Montgomery Boulevard) are zoned Planned Development PD No. 74 Single-Family Residential R-7 and Planned Development PD No. 121 Mixed-Use MIX. To the east, the property is zoned Planned Development PD No. 121 Mixed-Use MIX.

 

The property is zoned Planned Development PD No. 121 Mixed Use MIX. A Planned Development was approved by City Council in August 2015, and an overall Preliminary Plat was approved in March 2016. The Final Plat is the last step in the development process.

 

The Preliminary Plat showed all of Phase II of the Montgomery Ridge development (approximately 91± acres). A Revised Preliminary Plat for the subject property was approved in December 2017. The subject Final Plat shows 4.095± acres of land subdivided into 30 residential lots (townhomes) and six Open Space/HOA lots.

 

There are three points of access into this portion of the development: two access points on Montgomery Boulevard and one proposed future access point through an internal drive. The plat also shows various easements and right-of-way dedication required for development of the property.

 

The Final Plat has been reviewed by the Technical Review Committee, is generally consistent with the PD Concept Plan and the Revised Preliminary Plat, and meets the requirements of the Allen Land Development Code.

Staff recommends approval.

I make a motion to approve the Final Plat for Montgomery Ridge Phase III; generally located south of Bethany Drive and east of Montgomery Boulevard.
