BOARD / COMMISSION ACTION:

On May 1, 2018, the Planning and Zoning Commission voted 4 in favor (Commissioners Platt Jr., Orr, Autrey, and Metevier) and 0 opposed to recommend approval of the request.

ACTION PROPOSED:

Conduct a Public Hearing and Adopt an Ordinance to Establish Planned Development No. 136 with a Base Zoning of Shopping Center and Authorizing a Daycare Use Following Approval of a Specific Use Permit on Lot 1, Pete Ford Medical Addition, Generally Located South of Main Street and east of U.S. Highway 75. [Planned Development, Shopping Center - Daycare Use]




BACKGROUND

The property is generally located south of Main Street and east of U.S. Highway 75 (and commonly known as 515 W. Main Street). The property to the north (across Main Street) is zoned Central Business District. The properties to the east and south are zoned Shopping Center, and the property to the west (across U.S. Highway 75) is zoned Planned Development No. 54 - Corridor Commercial.

 

The property is currently zoned Shopping Center. The applicant is requesting to create a Planned Development to authorize a Daycare use following the approval of a Specific Use Permit.

 

There are two points of access into the site; one on the U.S. Highway 75 Service Road and one on Main Street. No changes are proposed to the exterior of the existing, one-story building.

 

The Planned Development has been reviewed and meets the standards of the Allen Land Development Code.  On May 1, 2018, the Planning and Zoning Commission recommended approval of the request.
