The property is generally located north of McDermott Drive and east of Custer Road. The property to the north is zoned Single Family Residential R-5. The property to the east is zoned Planned Development No. 88 Single Family Residential R-7. The property to the south is zoned Agriculture Open Space. To the west (across Custer Road) is the City of Plano.
Planned Development No. 112 was established for the property in March 2013. The PD ordinance adopted both Development Regulations and a Concept Plan for a single-family residential subdivision (Cypress Meadows Ph. 1 & 2). In October 2014, the development regulations were amended to accommodate adjustments to the builder's floor plans, including changing the established percentage of the three product types within the subdivision.
Due to continued market changes and demand, the applicant is requesting to change the established ratios of the three product types, particularly as it relates to the garage orientation. The regulations placed a percentage requirement based on the entire development, and the changes in ratios will continue to be based on the development as a whole, but will not affect any homes which have received a building permit prior to January 9, 2018.
The proposed changes, described in more detail in the attached Ordinance, are summarized below:
Option 1: Change the requirement from a minimum of 34% to a maximum of 45% of the dwellings to be constructed with a 2 car J-swing/1 car front load product
Option 2: Change the requirement from a minimum of 33% to a minimum of 24% of the dwellings to be constructed with a 1 car J-swing/2 car front load product
Option 3: Change the requirement from a minimum of 33% to a minimum of 30% of the dwellings to be constructed with a 2-car or 3-car tandem front load product
On December 19, 2017, the Planning and Zoning Commission recommended approval of the request.
